How to make life easier?

To make life easier, I would prefer to go straight to the issues rather than getting bogged down in too many theories.

  1. Choose a good life partner who understands you and who understands you. Even if it takes some time to find him. Although it is not that easy, but try to make your career as much as we try for it. Whatever hard work you put into it, it will definitely be worth it.
  2. Don't collect unnecessary stuff . Nowadays, there is a big trend of minimalism, many people keep only as much as they come in a backpack. Even if you do not have a lot of crazy, then keep checking all your belongings from time to time. Say goodbye to whatever stuff is not working in them for a long time. You will feel much lighter.
  3. Avoid doing tasks yourself for which you can hire employees. People will also get employment and you will be able to put your energy in such works which are close to your heart and whose utility is more. Just keep in mind one thing, if you have got dogs to protect the house, then avoid barking yourself .
  4. Learn how to spend for essential amenities . If the heat cannot be tolerated and it affects your functional capacity, then buy an AC. Even if you save money there, you will remain in loss overall. Similarly, if it seems necessary to invest money on things like heater, geyser, fridge, washing-machine, microwave oven, etc., then do not think much.
  5. Learn to say no. You can save a lot of energy if you learn to say no to unnecessary tasks. Be it relatives or friends or neighbors, no one lags behind in taking advantage of the habit of saying yes . If you create an image of a person who does not say clearly, then people will not even dare to ask.
  6. When it comes to making a decision, instead of passing it on to others, tell your own decision first . By mentioning your time, your place and your convenience, it happens many times that your point of view is accepted and you are saved from the inconvenience of the Khamkhan.
  7. Do not give out your phone number, email id, home address etc. to everyone . Also, don't friend everyone on Facebook, Instagram unless you use social media for your work . Use useful ways to make your feed stand out like putting unnecessary content into the 'note interested' category and unfollowing someone while still being friends.
  8. Keep 'Do not disturb ' mode active in mobile at night and keep notifications off if not needed even during the day .
  9. Be sure to leave the house for some time . If possible go for a walk. (The exception is the situation of lockdown during Corona.)
  10. Be sure to have some hobbies out of yoga, meditation, music, art etc. And if nothing else, watch only laughing programs

What are skills I can learn while at work?

Wake up at 4am ( scientifically proven) & give your 2 hours daily. Never mind initially how slow it can be, just invest 2 hours daily. Remember, you cannot skip even a single day.

Now, after 30 days, you would have completed 60 hours of that learning. Congratulations you have initiated something. “Initiating” something is first rule for Success. Now, continue with same consistency & side by side work on any projects related to skills you are learning to understand faster .

Remember: Don't panic if it's taking time. Trust me, everyone had faced same problem initially. Just continue your daily practice.

Now after one year, 365 days or say, 730 hours of that skills has been completed. Isn't that's sufficient now?

That's power of consistency!

When you would have finished that amount of time, you would gain enough confidence to drop your work & now work for your dreams.

  9. If you’ve no long term vision or purpose or goals you’ll chase random things that come by. It’s important to sit & think deeply about where you want to be in the next 1, 5,10yrs & let your vision guide your choices,
  10. Stop looking for happiness in the same place you lost it,
  11. No one in this world is rich enough to buy his own past. Enjoy each moment before it gets beyond reach,
  12. Respect yourself enough to walk away from anything that no longer grows you,
  13. Remember, most of your stress comes from the way you respond, not the way life is. Adjust your attitude, & all that extra stress is gone,
  14. Even a correct decision is wrong when it’s too late………Life is a game of timing. Respect time & time will respect you,
  15. Being strong means recognising the things you can’t change, realising the things you can, & having the wisdom to tell the difference between the two,
  16. Don’t let bad days make you think that you’ve a bad life,
  17. Spend some time loving your life . Be strong & smile at life even though it hurts sometimes,
  18. Sometimes we’ve to stop being scared & just go for it,
  19. You’ll never please all people all the time. So, never try,
  20. Throw away what you’ve been cluttering,
  21. Don’t sit on the couch & wait for things to happen, make things happen,
  22. You need people in your life that are further along than you, people that have bigger vision, people that are more experienced, people that are out of your league. You need to be exposed to new levels so that you can go to new levels!

How to reach Ion Digital Zone IDZ IIMT Campus Plot No 20-A, Knowledge Park-III, Greater Noida

Today I will share another route of exam centre which is very far away from Delhi and it's better to go to centre on exam day only.

Today I am sharing the route of another TCS exam centre "ION Digital Zone IDZ ,IIMT Campus, Plot No 20-A, Knowledge Park-III, Greater Noida".
The route of exam centre is very easy and you can easily reach the centre on exam day.

1. First the common metro station is Botanical Garden Metro, so if you are from Delhi, then first reach botanical garden metro station. And if you are outsider, then first reach Delhi and read 1st point again.

2. After reaching Botanical garden metro station, then you should take bus which goes to Pari Chowk/sometimes direct to exam centre.

Fare : Botanical to Pari Chowk- 30 Rupees
           Pari Chowk to IIMT - 20 Rupees

3. If bus doesn't go direct to exam centre, then it will leave you to Pari Chowk, then you can take sharing auto there to IIMT exam centre which cost you around 20 rupees.

How do I develop a strong presence and personality?


1- Do not be a cocky person - Instead, be humble.

2- Be stylish - Brush your teeth. Trim your hair. Wear cool clothes. The result? People are going to find you interesting.

3- Knowledge - “Knowledge is power” - Francis Bacon.

4- Have the courage to share your point of views - Think of your opinions as candies. If you don’t give them away, kids will not like you.

5- Commit to your goals - It is nice to have goals, but it is AWESOME to have commitment.

6- Be a positive person - Today, negativity is everywhere. It is in our family members, friends, co-workers. Therefore, chances of remaining positive are low. However, if you possess the ability to tackle anything in front of you, then chances of remaining positive become high.

7- The less you talk, the better - Blabbering is annoying. Plus, it gives people the urge to stay away from you. The solution? Talk less. You will not regret.

8- Stand up for others - When you see somebody in trouble, you know what to do now.

9- Be you - Why do you want to be a gazelle instead of a lion? Life is too short.

What seems easy but is really hard?

1.Waking up early in the morning for Study ( I set alarm everyday…rest you all know 😂)

2. Continuing gym daily for a year ( we take membership for year and then…..😂)

3. Proposing a girl ( note : don't propose especially in public places until you are 100% sure )

4. Frankly talk between father and son ( generally we boys hesitate lot to talk something funny or frankly with father, but we are totally open with our mother ; bdw some exceptions exist )

5. Facing first time a girl or boy for arriange marriage (too awkward situation)

6. Smooching for the first time.

7. For a boy, crossing alone across the group of girls; and vice versa (that awkwardness) [ Pic — don't imagine, you have already faced this🤭 ]

8. At last, making ultra pro+ strict time table for study is easy but following atleast it's 10% becomes hard 😂😂

What are some common financial mistakes poor people make?

Broadly and statistically speaking they:

  1. Don’t save
  2. Don’t invest
  3. Buy luxuries (meaning non-essential goods)
  4. Get into debt with credit cards or loans

Point 1 and 2 is why poor people stay poor and rich people become richer. There’s nothing else and no other reason or way. To get more money, you need to save a certain percentage and invest it in a certain vehicle.

Point 2 and 3 is why poor people get poorer or why some rich people become poor. There’s no surer way to lose money than waste it away instead of putting it to work (make your money work for you) or get into debt which mean you’ll make compounding and time work against you.

  1. कभी मल्टीटास्क न करें। एक समय में एक कार्य पर ध्यान लगाओ। यदि आप एक ही बार में अधिक काम करते हैं, तो आप सभी काम पर ध्यान नहीं दे पाएंगे!

2. अनजाने लोगों से कभी बहस न करें। आप कुछ भी पूरा नहीं करेंगे और अपना समय बर्बाद करेंगे, साथ ही आप बहुत निराश हो जाएंगे।

3. कभी भी गपशप में शामिल न हों। ऐसे लोग हैं जो दूसरे लोगों की पीठ पीछे बात करना पसंद करते हैं और इस बारे में बात करते हैं कि दूसरे लोग क्या करते हैं, कैसे रहते हैं, कितना बनाते हैं, आदि। यह सब व्यर्थ ऊर्जा और समय है।

1.जीवन में कितना भी बड़ा दुःख क्यो ना आए,अगर उसे ठीक कर पाना आपके बस में नहीं है तो 5 मिनट से ज्यादा दुःखी मत होना और आगे बढ़ जाना तभी जीवन जीना सीख पाओगे वरना आप जीवन भर किसी न किसी बात को लेकर दुःखी ही रहोगे।

7. उत्साह में बड़ी सक्ती होती है उत्साह से बढ़ कर दुनिया में कोई दुसरी सक्ति नहीं होती है ।इस दुनिया में ऐसा कुछ भी नहीं है जो एक उत्साही व्यक्ति प्राप्त ना कर सके अर्थात अपने काम को लेकर यदि आप उत्साहित हैं तो एक दिन आप सफलता तक जरूर पहुंच जायेंगे।

8. फिर से प्रयास करने से कभी मत घबराना , क्योंकि इस बार सुरूवात शून्य से नहीं , अनुभव से होगी।

9.. वो करो जो आप को पसंद है लोगों की चिंता मत करो क्योकि लोगों का काम है कमी निकालना । लोग तो भगवान में भी कमी निकाल देते हैं फिर तो हम इंसान हैं।

Present market cap of ITC is RS 2,50,897 and CMP (current market price ) is RS 203.

ITC launch IPO in 1980 then the value of one share of ITC is RS 3 . in 1980 anybody invested RS 10,000 in ITC he gets RS 3,333. Lets find out the present value.

1. Bonus 1980—(1:5) = 3,999

2.Bonus 1989 –(1:1) = 7,998

3. Bonus 1991 –(3;5)= 11,197

4. Bonus 1994 –(1:1) = 19,195

Most graduates focus on the highest basic salary, but one of the best things younger people can do is go into a highly focused career. Like recruitment, real estate, sales or whatever. Have a small basic. Don’t give a damn about money in year 1, 2, 3 or even 4. Learn your craft. By 26, 28 or 30, you are much more likely to be making good money compared to your peers who took the `stable route`
  10. Learn to fail . Trail and error.
  11. Avoid get rich quick schemes
  12. Avoid `boxing yourself in` by buying property or being closed minded to emigration.
  13. Get a job after graduation. Get good at it. Then start your own firm. Not the other way around.

चाणक्य नीति के अनुसार जीवन में कंगाली आने के पांच संकेत कौन से हैं जिन्हें देखते ही सतर्क हो जाना चाहिए?

वैसे जीवन में कंगाली आने के बहुत से कारण हो सकते है पर क्योंकि आपने चाणक्य नीति के अनुसार पूछा है तो जवाब भी ठीक वैसे होगा जैसा चाणक्या नीति में बताया गया है.

  1. घर में क्लेश होना: चाणक्य जी ने कहा है की जिस घर में रोज़-रोज़ क्लेश होता है वहां कंगाली आना तय है. ये आर्थिक कमज़ोरी का संकेत है. कहते हैं जिस घर में रोज़ रोज़ क्लेश होता है वहाँ लक्ष्मी जी निवास नहीं करतीं।
  2. पूजा पाठ ना करना: जिस घर में नियमित पूजा पाठ नहीं होता वहां हमेशा दरिद्रता बनी रहती है. पूजा पाठ करने से नकारात्मक ऊर्जा बहार जाती है और सकारात्मक ऊर्जा अंदर आती है.
  3. बुजुर्गो का अपमान: जहाँ बुजुर्गों का सम्मान नहीं होता, उस आदमी के जीवन में कंगाली का आना तय है. जीवन में बुजुर्गों का आशीर्वाद बहुत ज़रूरी है.
  4. कांच का टूटना: चाणक्य नीति के अनुसार जिस घर में कांच टूटता है वहां भी दरिद्रता आती है. यही कारण है की कांच का टूटना अशुभ माना जाता है. इसलिए टूटते कांच को जल्द से जल्द बाहर फेंक देना चाहिए।
  5. तुलसी के पौधे का सूखना: हिन्दू धर्म में तुलसी के पौधे का अपना महत्व है. तुलसी के पौधे का ना सिर्फ धार्मिक महत्व है बल्कि इसका औषधीय महत्व भी है. नीति शास्त्र के अनुसार जिस घर में तुलसी का पौधा सूख रहा है वहां की आर्थिक स्थिति कमजोर हो रही है. अगर ऐसा है तो उस इंसान के जीवन में कंगाली आ रही है.

Are mutual funds meant for long term investments?

To be precise, equity mutual funds are meant for long term investments.

The reason is simple. Equity mutual funds invest the money in the stock market. The stock market is volatile in nature. It means the returns are not fixed. I nthe short term, the stock market is more volatile but in the long term, the market trajectory is always towards an upward direction.


Let me explain this volatility with an example of a large-cap equity mutual fund performance during Covid19:

Case 1:

  • If you had invested Rs 1 lakh in Kotak Bluechip Fund - Direct growth just one year ago in Nov 2019, then by March 2020 (within 4 months), you would have lost 33% of your investment value.

Now, just imagine what would be your reaction?

If you are someone who has no idea about how a mutual fund works, you would simply panic! You would think - “What a mistake I have made! Within 4 months, I have lost Rs 33,696. If I continue further, I might lose all my money. So let me exit from this fraud of mutual fund.”

Well, I won’t blame you. Anyone without knowledge about mutual funds would panic with such a loss. Just imagine, if you had invested Rs 5 lakh then you would have lost Rs 1.68 lakh!


Case 2:

But, on the other side, if you had invested Rs 1 lakh on 23rd March 2020 then what would be your investment value by now?

Wow!

Within 8 months, your Rs 1 lakh would be worth Rs 1.66 lakh! That’s a profit of 66% or an annual return of 120%.

Do you know why such a huge difference in return?

Because the market crashed in March 2020 due to Covid19. Hence, if you had invested before the crash, your portfolio would be in red. But, if you had invested during the crash, you would have made a great profit after market recovery.

Obviously, these are specific examples that I have picked just to show the extreme volatility in the market in the short term.


Case 3:

What could be a more realistic scenario?

If you had invested Rs 1 lakh in Nov 2019 and continued till date i.e. almost 1 year, your portfolio would be worth Rs 1.1 lakh.

During this period, the market crashed and recovered.


Case 4:

What if you had made a SIP of Rs 10k/month?

You would have invested Rs 1.3 lakh and your investment value would be Rs 1.5 lakh! Now, this is the most realistic scenario.

Do you know why the returns are better in the case of SIP?

Simply because you invested even when the market crashed. That’s rupee cost averaging. You purchased more units of a mutual fund when it’s NAV fell down.

But the problem is that a lot of investors do not understand the importance of consistent investment for the long term. Many investors fall under case 1 where they invest in the short term and if the market fall, they panic and sell their investments.


If you want to create wealth, you need to invest in mutual funds for the long term.

Do you know how much you would be worth if you had made a SIP of Rs 10k in this same Kotak Bluechip Direct Growth Fund 5 years ago?

Your Rs 6.1 lakh of investment would have fetched a profit of Rs 2 lakh with an annual return of 11.39%. Now, these 5 years include the Covid pandemic, demonetization, GST glitches, US-China trade war, etc. In spite of all these problems, the returns are still great! Hence, if you invest in the equity mutual funds for the long term, then you will fetch good returns.

Just to give you an idea, the same Rs 10k/month if invested in a fixed instrument like FD at ~6% return would have given a profit of Rs 1 lakh in 5 years. (Note: We have not considered the taxation. If we consider taxes, the returns from FD would be even lower than mutual funds)

Having said this, if you are looking to build an emergency fund where you can park your money for the short term and can access it anytime with minimum volatility in returns then you have the option of debt funds like liquid fund, money market fund, etc. Although the returns are not fixed on debt funds as well, you can expect an annual return of 6%-8%.

PS: I opted for Kotak Bluechip Fund only as an example. Mutual fund selection should be done on the basis of financial goals and risk appetite and it would vary from person to person. It is important to build a diversified mutual fund portoflio.

So out of your Rs 10k, Rs 956 would be invested in Reliance, Rs 808 would be invested in Infosys, Rs 789 would be invested in HDFC bank and likewise. But the fund manager would keep churning the portfolio every now and then. This portfolio is as of 31st Oct 2020.

What are common mistakes made by first time house buyers?

Here are 7 rookie mistakes I’ve seen others make…I’ve bought and sold a number of homes now, and I watch these happen again and again.

The 7 Mistakes!

  1. They Buy at the Top of their Range. Don’t you want to be able to go out, travel, have a decent car or be able to weather a job loss? Always buy *below* what you can afford.
  2. They Are Misled By Beauty. There is a reason people hire staging companies or do minor upgrades - it sells homes. Don’t let the beauty of the interior mask real problems of the house…it is far more important that a house functions for you or doesn’t flood, than whether you love that midcentury light fixture.
  3. They Shop in the “Hot Neighborhood.” You don’t want the hot neighborhood…you want the *next* hot neighborhood. You will pay at the top of market for the cool factor of now…but if you buy in the next place to pop, you’ll have equity for days.
  4. They Make “Emotional” Decisions. This is the biggest financial purchase of your life…make it with your head, and not *only* your heart. You can fall in love with many homes, make it a smart purchase - make sure the numbers work, pay for solid inspections, and be able to walk away.
  5. They Only Think About the Mortgage Payment. That mortgage payment is only one expense of owning a home. You have utility costs, property taxes, school taxes, maintenance, etc..be sure to count those in because they can be significant! Check out the property taxes and other expenses early.
  6. They Overlook “Grandma Homes.” An aesthetically “ugly” house with good bones, in a solid neighborhood is almost always a great investment. So what if it has shag carpet or an “ugly kitchen?” Buy the home, contract that out, and save yourself at least $100K off your purchase price. Even better? Do the work yourself over time & you can sell at a profit if or when you move.
  7. They Shop For Others/Appearances. Don’t look for a place that will impress your friends, buy a house that works for you. It’s better to have a small yard for your pup, than a master bedroom that looks good on Instagram. You will appreciate that yard every day, and the “likes” aren’t worth it.

  5. अध्ययनों द्वारा यह पता चला है की महिलाएं औसतन 47 घंटे और 15 मिनट से ज्यादा किसी भी सीक्रेट बात को अपने तक नहीं रख सकती हैं।
  6. अगर आप हमेशा यही चिंता करते रहेंगे कि “लोग क्या सोचेंगे” तो आप कभी भी खुश नहीं रह सकते।
  7. जो इंसान सबको खुश करने की कोशिश में लगा रहता है, आखिर में वो सबसे ज्यादा दुखी होता है।
  8. यह देखा गया कि दूसरों पर पैसा खर्च करने से ज्यादा ख़ुशी मिलती है बजाये अपने आप में खर्च करने के।
  9. एक मनोविज्ञान अध्ययन में पाया गया है की वो करोड़पति जिन्होंने अपनी संपत्ति को खुद कमाया है, वो उन लोगों की तुलना में अधिक खुश हैं, जिन्हें यह विरासत में मिला है।
  10. अगर आपने अपने प्लान या योजनाएं किसी को बताई तो उनके पूरे होने की संभावना न्यूनतम होती है। इसलिए कहते हैं काम पूरा होने से पहले किसी को बताना नहीं चाहिए

What are 5 basics of finance/investment I should know as a 25 y/o?

  1. Now is the right time
  • Now is always the right time in markets
  • The markets started 1900 at around 66. They hit 26,600 this year
  • Don’t try to time markets
  • Don’t confuse volatility and stability

2. Anybody can become a millionaire on a middle-class income

  • The evidence is clear

3. Be an investor not a speculator

  • Be long-term
  • Read about asset allocation and fees

4. Spending habits are key

  • They are more important than income
  • Anybody can become broke

5. Read the evidence

  • The most important thing
  • 98% of people haven't read it
  • Base your decisions on the evidence and not emotions

Also remember, that wealth is just income - expenditure x compounded returns. Work on all three in tandem. For example, save money on your rent and auto insurance renewal, reinvest it, and it all compounds. Avoid divorce as it destroys half of your wealth etc.
